953 Patricia Way: Location, Location, Location

This morning I put 953 Patricia Way in Terra Linda on the market. For the past week I had the property on ‘Coming Soon’ status and we are finally live! In the coming soon status properties get a little advanced publicity where they can only be seen by Realtors on the MLS. Properties are not on Homes.com or Zillow or any of the other sites until the status turns to ‘Active’, but Realtors can send their clients the listings and arrange for sneak peaks.

Earlier this spring I executed the same coming soon strategy with both 555 Tamarack Dr in Terra Linda and 120 Holmes Ave in the Northbridge section of San Rafael. In each case we were able to quickly attract strong offers, both $50,000+ over the asking prices. Here is the description I’ve got on the MLS for Patricia:

“953 Patricia Way is situated in a fantastic location on the edge of Western Terra Linda. Spend blissful summers by your sparkling pool with scenic views of the Terra Linda hills. All on one level, there are four bedrooms and two baths, dual pane windows, refinished hardwood floors and a recently replaced roof. The interior has been freshly painted as well. Part of the award-winning Miller Creek School District, convenient to hiking and biking trails, Santa Margarita park, shopping and so much more you are going to love 953 Patricia Way!”

This will be the third house I’ve sold on Patricia Way. Patricia is a relatively small street with 45 homes, and pretty much the only people that go there either live, visit, or work on the street. Patricia Way is ideal in terms of privacy with open spaces and grassy hills with no houses or streets above it. My last sale on Patricia was back at the end of 2021 when due to COVID we were still wearing masks and wiping down door handles and knobs after each showing. I’m glad those days are behind us!

The homes on Patricia were built by a man named Tarrant, who also did a few homes on the east end of Las Colindas Road. Like the Kenney homes, they were built with concrete perimeters and on post and piers. This was different than the Terra Linda Eicher and Alliance homes that were being built around the same time on concrete slabs with tar and gravel roofs.

Homes on Patricia Way don’t come on the market very often. Only 20 were listed as sold on the MLS in the past 20 years. Since this is the second property to come up on Patricia Way this year, buyers may not get another shot at living there for a while. Check it out this weekend, we’ll be open on Sunday!
