In less than 2 weeks I’ve got 555 Tamarack Dr coming on the market. In the course of my 20 years of real estate sales this will be my 7th listing on Tamarack! I actually sold the property right next door at 551, and from the driveway I can see the one I sold at 514. Fun fact, nobody has sold more properties on Tamarack than me in the past 10 years. For that I am very grateful.

Sounds better right? I was blown away initially and it definitely has me thinking I could do better. However, there are a few issues with their description:
1) You can’t say friendly neighborhood. If the buyers move in and have an issue with any of the neighbors that could literally be grounds for a lawsuit.
2) How does a newly replaced sewer lateral add comfort? Also, I said it’s been replaced, but ChatGPT added the word ‘newly’. It was replaced in 2009. The new laterals are supposed to last 50-100 years, but still, this is not a ‘newly’ situation.
3) The hardwood does add warmth and character, but not throughout because there is carpet in the family rooms.
The whole thing may be too flowery, and at the same time I think my description could use a few more flowery adjectives. Next week I’ll be tweaking my description because I can do better. And I still believe I can do better than the computer. At least for now.
