The Least Expensive Homes on the Market

The fall inventory influx has hit the market. Over the next few weeks, I expect to see more properties coming on, but at a declining rate. That’s because we seem to get most of our fall inventory in the two weeks before and after Labor Day. For all those bargain hunters out there, and people who are just generally curious, I present to you the least expensive single family homes in Marin as of today, September 13th 2024.

Sausalito: 215 South St asking $1,495,000 with 130 days on the market and counting. It’s actually a really cool looking house originally built in 1865. It last sold in 2022 for $1,600,000. So, the current seller will be taking a significant loss on this sale.

Mill Valley: 438 W Live Oak Dr asking $1,195,000 with 48 days on the market. This home was built in 1926, which may have something to do with it’s current and continuing availability.

Belvedere: 9 Fern Ave asking only $3,400,000 with 10 days on the market. Just for perspective, the highest priced homes in Belvedere currently are asking $29 million.

Tiburon: 3 Saba Lane asking $1,995,000 with 56 days on the market. This home is down in Paradise Cay but not on the water, otherwise the price tag would be a lot higher.

Corte Madera: 2 Key Largo Cv asking $1,500,000 with 23 days on the market. Looking into my crystal ball, I think this one will get an accepted offer in the next couple weeks, if not the next couple of days.

Larkspur: 8 Boardwalk One asking $1,100,000 with 161 days on the market. Built in 1920, it seems like these old homes don’t get enough love in the Marin market these days.

Greenbrae: 135 Greenbrae Boardwalk asking $1,075,000 with only 7 days on the market. This is really a great location at the end of the boardwalk and it was built in 1979. This is an awesome place to live and the property is presented by my good friend Jennifer Borwick

Ross: 29 Bolinas Ave asking $2,095,000 with 10 days on the market. This is a fine looking house that should not be available in October.

San Rafael: 212 Adrian Way asking $839,000 with 17 days on the market. This is one of a half dozen single family homes currently available under $1 million in San Rafael.

Novato: 1684 Hill Rd asking $768,000 with 56 days on the market. In that extended period of time, they have not had a price reduction. The market is telling the sellers something, and they don’t seem to be listening. Incidentally there are 10 single family homes available in Novato under $1 million.

Fairfax: 32 Midway Lane asking $759,000 with 121 days on the market. Built in 1918, need I say more?

I’m going to skip the rest of the valley, because there are so few homes available out in San Geronimo, Lagunitas, and Nicasio. Literally 8 between the 3 towns, including none available in Forest Knolls. This is not the time of year to buy homes in the valley. There is actually nothing available in Muir Beach or Marshall either. Dillon Beach has 3 homes on the market, none of which I’ll mention because it costs $10 to park at the beach and the surf isn’t even that good! Plus, off the main beach is a break they call ‘Shark Pit’. Enough said.

Stinson Beach: 102 Seadrift Rd asking $3,995,000 with 24 days on the market. That’s a bargain compared to the house down the street, 174 Seadrift Rd asking $20 million.

Bolinas: 108 Olema Bolinas Rd asking $699,000 with only 6 days on the market on an acre of land appears to be the least expensive house in Marin! This one should be gone soon, possibly with multiple offers.
